Don not only protect yourself from the harmful sun and UV rays but also protect your home, no matter if it is an apartment, townhouse, or a villa. Summer is meant for vacations, relaxing by the pool or the beach, and to chill after coming home from work. PPM or also known as Planned Preventative Maintenance is a routine checklist to ensure that your home is in a healthy state. This means that your appliances such as the air conditioning system and plumbing are in good working order and free from maintenance issues. That is, the air is blowing as cold as it should, no odd smells, no mold crawling out of the air vents, and that the AC is not blowing out the fluff, dust, and debris.   • Balcony Doors, Windows, Curtains, Insect Nets. 

Make sure that your balcony doors and windows seal properly when closed. Sometimes it is hard to realize that the doors are not properly closed, even though the door or window is locked. If the rubber seal is damaged, it will let in external elements such as hot/cold air, rain, or pests. I am sure nobody wants that to happen. In summer, the damaged rubber seal issue will allow hot air to come into the house and the cold air-conditioned air to escape. This will cause the HVAC system to work harder which will increase the electricity DEWA bills. Additionally, you can keep your home cool by keeping all windows and exterior doors closed and by blocking out the sun during the hottest time of the day. Use thick or blackout curtains and keep them closed while everyone’s away at work or school. Another important tip is to install window and door insect nets. They keep out pests and insects from flying into your home – especially the flies and cockroaches.   • Pests

One way to start dealing with pests is to make sure the rubber seals in doors and windows are fully functional and that there are no gaps. Secondly, make sure you keep all open food in air-tight containers or the refrigerator. Once a packet of food is open, do not leave it in the cupboard. Thirdly, sweep off all crumbs and clean any traces of food off the floor, especially in the kitchen, in the gaps between the cupboards and the cooker and the refrigerator.

It happens a lot that we misplace plants and put them outside instead of inside, or vice-versa. Secondly, if they do belong outside, the plants and trees have to be watered more than once a day, ideally early morning and in the early evening. Try to avoid watering them during the day. Also if you have a lawn around your house, or in the back garden, install a water sprinkler system. Dubai is proof that greenery still exists in the desert.   • Pool

Make sure to keep your outdoor pool as clean as you can by scooping out leaves and debris out of the water. Also, make sure to use the right products to clean your pool and clean the water and avoid having algae growing. Moreover, check the filter, remove any blockages and ensure it’s working properly.

  • Water heater

During summer in Dubai, there is no need to keep the water heater switched on the whole day. The high temperatures already heat the ‘cold’ water as it is. Switching off the water heater will also save you some costs from your water bill. Then again, if you really need to have hot water, switching on the water heater 30 minutes before you use it is more than enough for it to heat up.
